Chicago office of a BCG Attorney Search Top Ranked Law Firm seeks residential real estate partner with experience. The candidate will represent sophisticated clients in all aspects of their residential real estate transactions across the country, including purchases, sales, leases, loans, and refinancings. Will have the ability to lead, negotiate, and close complex residential real estate transactions, including the purchase, sale, and leasing of mid-range and luxury residences (including co-ops), vacation homes, and properties. Should have significant experience managing all aspects of residential sales and purchases, including offer, negotiation, contract modifications, inspection issues, taxes, loans and refinancings, and closing and post-closing matters. Significant experience handling title, survey, zoning, lease review, and other real estate due diligence matters needed. In-depth understanding of real estate tax issues (e.g., tax proration, real estate tax assessment cycle, property reassessments) and experience calculating taxes based on new property assessments, the equalization factor, tax rates, and exemptions essential. Significant experience handling all aspects of institutional and privately funded residential loans, mortgage loans, and loan refinancings, including the ability to draft and prepare loan documents needed. Should have a working knowledge of institutional lender requirements and the underwriting process. Experience handling out-of-state residential real estate transactions (purchases, sales, and leases) needed. Must be currently licensed in Illinois or licensed in another state with a UBE score that qualifies in Illinois for comity, be eligible to waive in, or be willing to sit for an upcoming IL Bar exam. Strong interpersonal and communication skills are essential.
