Job Overview:
A reputable law firm based in Albany, NY, seeks an experienced real estate attorney to handle comprehensive title reviews and associated legal processes. This role focuses on identifying and resolving title-related issues, conducting survey analysis, and managing title insurance matters within complex real estate transactions. The position involves cross-functional collaboration and detailed legal assessment to support smooth and legally compliant real estate closings.

Duties:

  • Review and evaluate title reports, commitments, and supplemental documents

  • Detect and assess legal implications of title defects, exceptions, and encumbrances

  • Recommend and coordinate curative actions to resolve title issues

  • Draft and issue formal title objection letters to title companies and related stakeholders

  • Collaborate with title insurers and underwriters regarding risk coverage and legal endorsements

  • Examine real estate surveys for boundary discrepancies or encroachment concerns

  • Conduct legal research on title-related matters and communicate findings to internal teams

  • Maintain thorough and organized records of title review activities and monitor time-sensitive deadlines

Requirements:

  • Active license to practice law in the State of New York

  • Minimum of 5 years of legal experience with a strong focus on real estate law and title examination

  • Demonstrated ability to identify risks and propose creative, lawful resolutions in title review contexts

  • Experience in reviewing survey documents and understanding survey-related legal issues

Education:

  • Juris Doctor (J.D.) degree from an ABA-accredited law school

Certifications:

  • Admission to the New York State Bar in good standing

Skills:

  • Strong written and verbal communication skills

  • Proficiency in Microsoft Office Suite, especially Excel (pivot tables, data entry, and formatting)

  • Familiarity with database tracking systems and electronic case management

  • Exceptional attention to detail and organizational capabilities

  • Ability to work collaboratively across legal departments
