This position plays a vital role in managing legal compliance during property transactions, ensuring accurate documentation, clear title review, and effective client advisement throughout the closing lifecycle. Duties:

Transaction Management & Signings

  • Oversee residential and new construction signings in alignment with legal and jurisdictional guidelines

  • Ensure all closing documentation is properly notarized and compliant with relevant processes

  • Maintain a high level of customer satisfaction throughout each closing interaction

Document Drafting & Review

  • Draft and review real estate contracts, deeds, leases, and ancillary documents

  • Ensure documentation accuracy and adherence to transaction terms and legal requirements

Financial Compliance

  • Evaluate closing statements to verify financial correctness and regulatory compliance

  • Confirm consistency between loan terms, disbursements, and closing packages

Legal Advisory

  • Advise clients on transactional risks, obligations, and implications

  • Address legal questions arising during the real estate transaction process

Title Review & Insurance

  • Conduct title examinations to identify potential encumbrances or defects

  • Guide clients through title insurance policies, explaining coverage and exclusions

Due Diligence & Documentation

  • Assess surveys, inspections, and related materials for legal significance

  • Ensure informed legal decisions based on complete and accurate data

Builder Title Review

  • Carry out thorough evaluations of builder-specific title documents

  • Identify and resolve any title-related concerns before closing

Business Development

  • Build new relationships within the real estate ecosystem

  • Meet regularly with potential referral partners and industry professionals

Requirements:

  • An active member of the State Bar in good standing

  • Commissioned as a Notary Public in Georgia (or eligible)

  • Prior experience in conducting residential and/or builder real estate closings

  • Familiarity with local and state real estate regulations

  • Capacity to manage multiple closings while maintaining accuracy and professionalism

Education:

  • Juris Doctor (JD) from an accredited law school

Certifications:

  • State Bar Admission (Georgia)

  • Notary Public Certification
