Yeah. Texas is an awesome market now. Austin is very good. The whole Texas is very good. Austin has become an exceptional market and it's gonna be a big market I think in the future. A major market. The Texas market is great, there's lower taxes there. There's actually no state taxes. Texas is a very good market and it's growing, housing is relatively inexpensive. There's a lot of big firms there. There's a lot of smaller firms, but the Texas market is on fire and it's a great market to be in. And I would, if you're interested in, I would definitely recommend potentially a look into firms there.
